GIPI is to partner with vetted property management firms that have an exceptionally strong local and regional presence and experience in each of our target markets to ensure effective implementation of GIPI objectives and streamline management operations.
GIPI’s core principles are centered on collaboration, effective communication, accountability and transparency. We are to utilize institutional best practice reporting methods augmented by technology/software to allow for convenient communication and online investor access for tracking of portfolio performance and distributions.
GIPI is to prioritize the ability to secure real estate assets at competitive pricing. Bank funding is to occur after putting down 15%-20% deposit. Deposit funds are to be sourced from selling 4000 GIPI Shares @$250 each.
GIPI is to assure competitive and compelling financing terms to minimize risk and optimize returns.
GIPI is to have a dedicated asset management team/committee to ensure the onsite management team is effectively engaged and meeting budgets, deadlines and objectives of the GIPI investment.
GIPI is to proactively undertake asset/investment analysis inclusive of assessing timing of investment upgrades, recapitalization, refinancing potential and/or dispositions to achieve and safeguard maximum investor value.
